Following the world financial crisis many families now find that they have much less equity to 'play' with and their budget to buy a holiday home overseas has been considerably reduced.

Yes, you can still buy a rat hole in some backward country, and even though prices in Spain, France and Italy have fallen it is still difficult to find a nice, liveable, holiday or permanent home property in a 'developed' and established EU country which offers good infrastructure and which comes at a truly affordable price.

You might, therefore, be interested to find out what is available in the north east corner of Austria which is a wonderful holday location and which has much to offer.  This is the Austrian province of Niederösterreich -  Lower Austria.

Access is good, as Ryanair fly to Linz in Austria and to Bratislava regularly and Easyjet offer a cheap service to Vienna.

I am just back from a further visit to the Niederösterreich region.

There are several things worth knowing . . . .

(1)   The government of the province of Lower Austria are offering up to 50% of the cost of renovating an old property.  They will contribute towards insulating the building, renewing and insulating the roof, renewing windows with thermally efficient glass and will also pay towards the cost of installing central heating from environmentally friendly sources - such as wood pellet fired ovens which are a naturally renewable resource.

(2)    They will arrange loans through local banks at cheap rates.

(3)    There is no requirement that you live in the property yourself. You can just claim the support grants and then rent it out so that the long term rent pays off the loan.

(4)    You need not be Austrian.  In fact, anyone can claim the grants - even if they are not EU citizens.

(5)    The grants can be used (I am told) to renovate a B & B property or business premises that need upgrading.

Obviously, you need prior approval.

For anyone looking for an investment property or a holiday home abroad this is not to be missed.
