hi all,  there are so many properties out there for sale but majority are down as holiday homes, is this term used because they are smaller than normal or is it a stipulation by the austrian authorities. The reason i am asking is that because i am single i do not need a larger apartment and being on the wrong side of 40 all i need is a base.

In Austria, to avoid endless properties being bought up and then standing empty with owners living abroad, they are classified as Hauptwohnsitz (primary residence)and Zweitwohnsitz (Holiday use residence).

If you are not resident in Austria then you need to buy a holiday classified property. That way, you can use it for holidays for now and then when you retire you can come and live in it full time - but not the other way round.

If you decide to come and live here tomorrow and you have enough funds to support yourself as well as medical cover then you can buy any property here that you like. That means being tax resident here.
